Woodland Conservation / Off-Site Mitigation
Easements
We are pleased to offer
PRE-APPROVED Woodland Conservation Easements
for
Prince George's County developments.
We will prepare and submit the required
documents to Prince George’s County for recordation of
the Easements. There are no bonds, permits, fees, or future
maintenance/tree planting contracts or property taxes required!
To move forward with
your development, contact us with the following
information:
1) Name of
Corporation or Individual purchasing the Easement, and
all contact information, including email address.
2) Development
name, Tax Map, Grid, Parcel or Lot Number, and
Subdivision Name, if it is a recorded plat.
3) Copy of the
approval stamp and computation of figures
from the APPROVED TCPII Plan. A PDF version of the Approved TCPII Plan
is preferred.
The County rules
dictate that we provide twice the acreage of the
requirement on
your TCPII Plan for Forested Mitigation
Land. Our current fee is only $40,000 per acre of
the
requirement needed per
your
Plan.
Payment must be made
prior to recordation of the
Easement, which will be placed in a real estate escrow account (guaranteed by
the State of Maryland Real Estate Commission). If
required, an escrow agreement can be arranged with a
third party.

Appealing your Property Tax Assessment

value assigned to your property by the Department of
Assessment and Taxation is based on limited information
available to the assessor and general market trends,
which may or may not apply to your property.
We
would be happy to review the assessment of your property at no charge. If
we determine that your property has been overvalued,
we can appeal the assigned valued on your behalf.
Our
services are offered on a contingency basis. If we
are unable to obtain a reduction in the taxes, no fee is
due. Upon a successful appeal, our fee is a percentage
of any tax saving achieved.
